Co-ownership model

Diminishing Musharakah

The most common structure in Australia. The financier and customer jointly own the property. The customer progressively buys the financier's share while paying rent on the remaining portion, until they own 100%.

Cost-plus financing

Murabaha

The financier purchases the property and immediately sells it to the customer at an agreed higher price, payable in instalments. The profit margin is fixed at the outset, no variable 'interest' charges.

Rental model

Ijara (Lease-to-Own)

The financier purchases the property and leases it to the customer. Rental payments are made over the term and ownership transfers to the customer at the end, similar to a hire-purchase arrangement.

Agency arrangement

Wakala

The customer appoints the financier as their agent (wakeel) to invest their funds in a Shariah-compliant pool. Returns are profit-based, not interest-based.
